First, you shouldn't rent to just anybody. You need to make sure your future tenants have a positive credit history, references, and a good background. You don't want a tenant that has a past of being late or not paying their rent, damaging/destroying property, or letting undesirable associates move in. You should have a written rental application, that all prospective tenants need to fill out, so they can be properly screened, before you consider renting to them. You should also obtain insurance for your property, before you begin to rent it out. This will help keep you covered, in case of burglury or any natural disasters, such as a tornado or hurricane.
It's extremely important that you get all agreements in writing. For example, you need your lease to be in writing, whether it's for a year, or month by month. Also, you should document any complaints or repairs that are made. You need to give advance warning if you plan on entering a tenant's rental unit, as well. Typically, most states require a 24 hour advance notice for this. Next, you need to make sure you handle security deposits correctly. You should closely inspect the tentant's apartment before they move in, taking pictures would be a good idea too. It's important to have evidence of the property's condition, in case any legal matters may have to be disputed in the future. Moving on, it's essential that you keep up with any maintance issues. If the tenant needs something to be fixed, make sure you get it done as soon as possible, to avoid any legal problems, and to keep the tenant happy. It's also important that you disclose any environmental hazards to the tenants. For example, if there is mold or lead on the property, you need to let the tentants be made aware of that, or you could find yourself being held liable for any health problems, that may result from the exposure.
Finally, it's a good idea to provide some sort of security to your property and your tenants. Some easy things you can do, is to provide good lighting on the outside and the inside of the property, and to require a key to enter the property. Some larger properties or those in dangerous areas, also include video surveillance in the entry way and in the hallways.
